MY COMMITMENT TO YOU

I am a full time, professional, Real Estate Agent.  I am fully educated in all legal
aspects in the real estate practice, and I am licensed by the State of Nevada to
provide real estate services.  I am also a member of the Nevada and National
Associations of REALTORS®.   As such, I abide by a strict Code of Ethics to
provide you with the highest level of service.  As an Associate Agent, I am part
of one of the strongest networks of professional REALTORS.  I earn my living by
serving the needs of all my clients, both the home Buyer and Seller, with total
 
Professionalism, Honesty, Integrity, and Personal Care.

SKILLED SERVICE

A large part of my work is performed ‘Behind the Scenes';  Previewing homes,
Researching comparable sales; Gaining market knowledge; Evaluating changing
legislation; and Maintaining my professional credentials.  For every hour I spend
listing or showing homes, I will have spent up to ten hours in preparation.

I am constantly acquiring information that will help me to better serve my clients.

HOW I AM COMPENSATED

I am not paid a traditional salary.  I work entirely on commission, which I receive
only if I initiate and complete a transaction for a client.  I am compensated only when
all of your needs have been satisfied and the Buyer takes ownership of the home.
 
All of the services which I provide are uncompensated unless a listing of mine is sold,
or a buyer purchases a home through me.  Real Estate commissions traditionally are
paid at the close of escrow from the Seller’s proceeds
.

YOUR COMMITMENT TO ME

I will invest substantial time and effort in locating and touring homes with my Buyer’s.
I will also expend many hours and out-of-pocket expense marketing each of my Seller's 
listings, which includes full color flyers, mailings, and holding 'Open Houses'.  I will
represent each with unequalled integrity throughout the sale or purchase of the subject
property.  

In return, I only ask my Buyers and Sellers for their loyalty, that is, a commitment that
you will work with me, exclusively, in the sale, or in the selection and purchase of your
home.

A FEW FINAL NOTES TO ALL BUYERS:

If you see ANY home that interests you, don’t hesitate to ask me about it.  Whether it
is advertised
by: A Yard Sign…On the Internet…An ‘MLS’ Listing by Another Agent…
In the Newspaper…or, it
is A ‘For Sale By Owner’.  And, if you want to see Newly-Built
homes in Subdivisions, have me 
accompany you, so I can look out for your interests,
when
talking to the builder’s sales agents.

Perhaps you are interested in living in a certain Neighborhood or Locale where there
are no homes
currently on the market.  Don’t despair – I may be able to generate a sale
for you with a letter of Buyer's
interest to the homeowners.

Since buying a home will probably be the biggest investment of your life, it only makes
good sense to have your interests represented by a professional, and I am able to best
represent you in the pursuit and purchase of the property
.
