ALTHOUGH MOST REPAIR ITEMS WHICH ARISE FROM THE INSPECTIONS
ARE MINOR, SOME REQUIRE A PROFESSIONAL CONTRACTOR
THE MOST USUAL REPAIRS WHICH REQUIRE CONTRACTORS INCLUDE:
1. Furnace and A/C Repairs
2. Fungus, Mold, and Pest Abatements
3. Roofing Problems
4. Fireplace and Chimney Repairs
5. Broken Seals on Dual-Pane Windows
6. Sewer Problems
7. Major Electrical Repairs
The Seller's agent should be able to recommend good, reputable, contractors to handle
such jobs.
Also, Seller's agent should be able to recommend an experienced handy-man to take care
of any other minor repair items.
B. THE FINAL WALK-THRU:
THE FINAL WALK-THRU IS USUALLY HELD ABOUT A WEEK BEFORE THE CLOSE
OF ESCROW BY THE BUYER AND THE BUYER’S AGENT.
A ‘FINAL WALK-THRU CHECK LIST IS COMPLETED AND SIGNED BY BOTH THE
BUYER AND SELLER – AND WITNESSED BY THE BUYER’S AGENT.
At this time, all the home systems are re-checked to see if they are in good condition, and/or operational. Also, the Buyer’s Agent and the Buyer checks to see that all the agreed upon
repairs have been completed, and that no vandalism has occurred if the home is vacant.
Exceptions are noted, and the Seller and Buyer must resolve these exceptions. Either by the
Seller completing them, the Buyer waiving them, or the buyer being compensated for the
cost of the uncompleted work thru Escrow.
THE VALUE OF HAVING AN EXPERIENCED AGENT IS QUITE EVIDENT HERE,
SINCE EACH AND EVERY PART OF THE BUYING AND SELLING TRANSACTION
IS IMPORTANT, AND CAN AFFECT THE OUTCOME AND MONIES SPENT.
